Landlord/Tenant law with multiple applicants & credit score question? We are in the process of renting a house out. Yesterday I accepted an application from two women who are friends and want to rent the house together. Questions: 1) Am I legally required to accept applications from both of them? In other words, can a landlord decide to rent to only one party? I'm a bit wary of splittling the lease between the two of them because what if they have a falling out? However, I don't think I can deny them based on this because it could be considered discrimination based on familial status, correct? 2) They are using their fiances' incomes on the application to boost their monthly take-home. Should we consider this income since the fiances are not actually acting as co-applicants? I'm thinking no... 3) I haven't processed the application yet, but one of them said her credit score was 560. She said she's had a clean rental history at her apartment (which I'll verify, of course). What do you recommend as a cut-off no-go credit score?
How much does your credit score go down on inquires? I was wondering what would cause the three main credit score to go down by 25 to 40 points? I had 4 Real Estate Lenders attempt to earn my business but when the last lender got around to pulling my credit score my credit scores had dropped 25 to 40 points.... I thought that if the inquires were for the same thing that the scores did not get that affected as it was supposed to count as the same type of inquiry..... I thought congress passed it due to a congreeman be denied credit about 10 years ago... so he wrote the law stating that the credit scores should not be affected when the same type of inquiry is done... if that is not true then how does the multiple inquires really affect it.. As I personally believe that it is all a pile of @#$%.... and that the credit bureau people are all $%^& but that is besides the point. Parrothead
Where exactly can you check your credit score for FREE? All of the ligitimate sources I have looked at have a sign up scam running. You must sign up for credit protection plans or the like before you can get your free score. You must give them your credit card number for your free trial that by the way is difficult to get "unsubscribed" to. I thought the law said you could get a free credit score yearly. Where do I do this?
Why do they use a credit score to determine someones life?? A person's credit score now days determines what they can and can't own anymore, and the way it works is compltely backwards, a person that has hardly any debt at all will be pentalized verses a person that is in debt up to the neck, doesn't make since.. I sold a house once and decided to pay off three credit cards I had at the time, and some other bills, so I did and then went out to buy another House, well my credit score dropped like 200 points almost after selling my House and paying those bills off, so I had a hard time getting a Home Loan after that. I just don't think your life should be ran by a company that no one knows anything about (actually 3 companies) I just think it should be against the law for them to sell your credit history and make money on your behalf, and most of the time alot of there info is wrong and most people don't even know it. I posted this same question yesterday and was saying my credit score dropped, I also was told that my score will drop everytime someone looks it up, plus alot of you said I can acquire a fre credit report online, well I did that and discovered that you are intitled to one report a year free, and it's sent to you by mail, this should be free for our viewing only at anytime we request to see it, the online thing says it's free but it isn't, you have to pay a monthly fee to see your credit score, and yes I did dispute a couple things on there that was big mistakes and was from a long time ago, so that even makes this system that much more at fault for a method of determining the fate of someones life, the system SUCKS and needs to be gotten rid of all together. I'm writing my congressman and raising hell about this, and I would like to see everyone else pass this along to your friends and all and get rid of this failed system
credit score 664 - mortgage? my husband's credit score is 664 - pretty average. i dont know for sure what mine is, but ive only had one bill in my name for a yr. its up to date, but there have been missed payments. what are our chances of getting a mortgage? we are looking at a house that costs 137,000. its a 3 bdrm with an in-law suite downstairs. my mother in law will be living there and pitching in on the mortgage, like a monthly rent. do we have a decent chance of getting a mortgage? what about a mortgage with a low downpayment (0-3%)? we're going to see a broker this week who is apparently one of only two in canada that offer a special first time home buyers 0% down program. my husbands cousin bought a $180000 house through him with 0%, but im unaware of her credit position obviously, but shes about 35 and this is her first home, so i dont know if its perfect. with our credit and incomes together plus the guaranteed tenancy from my mother in law, do we even have a shot? we're young by the way - hes 21,im 19 i dont know whether age matters or not. hes been at his job for 3 1/2 yrs, ive been at mine for 2. im currently on maternity leave but am going back to work this week and hes taking off for parental leave, so one of us will be on unemployment. even while on unemployment, our monthly income will be somewhere around $3000 monthly, not including the rent from his mom.
What does a person credit score have to do with rates on car insurance rates? It should be against the law since everyone must carry car insurance. Also, what does my low credit score got to with my great driving record? Sounds like another reason to raise rates because most credit scores are low across the board. If someone pays their insurance company on time and has a good driving record should be their only concerns. Doesn't that make sense to raise car insurance rates to persons that had a hard time paying a bill, bit made all their car insurance payments on time. If there are others out there mad about this issue please help me do something about this robbing...

How will this effect my credit score? Too make a long story short, i cosigned for someone for a car and it got repo'ed. The finance company sold the car, charged off the account and gave the account to a law firm because it was a left over balance. I made payment arrangement with the lawyers, and eventually paid the balance/account off.I know the damage is already done to my credit because of the repo. How will paying off this account impact my credit score? Will it raise it, lower it, or will it stay the same? Some people have told me it will do nothing to my credit score, others have said it may have a little effect on my credit because it will lower my debt to credit ratio. What do you think?
I want to build my credit score. I just got a lump sum of money...how should I pay off debt? My hubby was in law school for the last three years and we struggled from time to time so our credit score has suffered. We just got a large sum of cash that will pay off all of our unsecured debt (credit cards and stuff)....I don't know if it is best to pay off the debt all at once, or make consistent (higher than minimum) monthly payments--which one will build my score??

Is there any current laws to stop abuse of credit reporting companies? I was amazed at my less then good credit score. I have noted upon reviewing the information the following: When you pay off a bill companies don't often repor the good, only the bad. Two items are disputable, but there they are. Is there any attempt to stop the current practice of credit scores and the abuse there of? Or do we need a new congress?
After bankruprtcy how on earth do you rebuild a credit score? How can you rebuild a credit score when your not allowed credit?? i can't even have a mobile phone on contract! service i now use is on pay as you go cards,phone,elec,council tax etc.. I don't want to borrow money even if I could. I have been out of my bankrupt period for over 6mths now It's impossible to open bank accounts even though the law says your allowed too. I have had info on opening several accounts and sending money between them on a regular basis, which would work if I could have more than one account??? Any helpful info. would be great. I sourced a prepay credit card a few months ago, anyone reading this that may need one goto cashplus on google-it's a life saver which has made life so much easier I can use the internet, pay for petrol on it etc.. Nationwide have been great! If only I had of banked with them and not HSBC I would not of gone into voluntary bankruptcy It was only them I owed through their outrageous charges, when my business hit a flat spot they pounced! nice I had a business acc. with them for over 10 yrs. If you default on a camper loan, how many points does it effect your credit score? Before you all pass judgement... My father-in-law is going through a divorce and he cosigned a camper loan with his wife three years ago. It is a 12 year loan, and she is refusing to make payments on it hoping to ruin his credit (even though she is the primary). He has been making the payments, but is ready to let it go. So, if he were to stop paying it, is there a website that we can go to in order to find out exactly how many points it will lower his credit score?

How can I/we buy a house in FL, with a very poor credit score? My fiancee & I have tried just about everything to obtain a small part of the "American Dream". We are not immigrants, so we're not eligible for any "monies" from the government, we are a hard-working couple with bad credit(working on scores, past debts) & a growing family to care & provide for. Does not paying a time share purchased in Mexico have any effect in your US credit report and credit score? I have a dispute with a time share that I purchased in Mazatlan, Mexico. Contract says that is governed by the laws of the State of Sinaloa, Mexico. When I purchased it I had the contract ammended so the annual maintenance fee would include taxes, as I was verbally told. 10 years later they want to start charging me an extra 17% to pay for federal taxes. They sent this letter to everyone, I may be their only customer that had the contract ammended to say "tax included", but they still want to charge me and they are threatening to report me to an International Credit Bureau and refer the case to a collections agency. Not sure what effect is this going to have on my credit in the U.S.
why should i have to pay to obtain my credit report and credit score? the information held on a credit report is mine so why should i have to pay.in the usa congress passed a law stating any person can request a there own credit report free of charge.why can't we in this country(uk) in a country riddled with personal debt you'd think the same law would be passed here.
Credit Score Help. Will having 2 car loans help or hurt my qualifications for a mortgage? I just purchased a 21,000 car that I will payoff in 5 years. My brother in law wants to purchase a similar car but since he would always pay everything in cash, he has little credit and was told he needed a co-signer to qualify. If I co-sign for him would that hurt me when I apply for a house 1-2 years from now? Also once his credit builds up can he take me out of the loan down the road? thanks
My credit score is 420. I am trying to rebuild my credit. How can I get a personal loan for $3000.00 unsecured I am a teacher. I have fallen behind about 2 months worth due to dentist repairs. I am looking for a loan of $3000.00 with about $600.00 payback per month. It would only take me 5 or 6 months to pay back (plus interest). Payday loans don't provide enough money. Does anyone have suggestions. I just want to get back on the right track, pay off everything and have a little bit left for gas, groceries etc. I called Beneficial, but couldn't get the $3,000.00 loan. My 2005 Chev. Venture Van is paid off, but don't have the title. My father in law has it. I want to get this paid off so at the end of the year maybe buy a small house for my 2 girls without having to throw away rent money. I get direct deposit each month and can set up an electronic debit on the 20th of each month. I checked out the answers from most of you. Prosper seemed like a great way to go only the credit score has to be 520. Are there any companies like Prosper that offer loans with lower credit scores?
If I put all of my student loan debt on a credit card, could I cancel this out by declaring bankruptcy? I currently owe $45,000 in student loans and I am having a hard time paying them off. The loans are private (sallie mae) and I am not elligible for consolidating them via federal loans since I am not a US citizen. I was not able to get a visa so I had to leave the US. I live in Europe now. I understand that declaring bankruptcy would not cancel out the student loans, but I have read that bankruptcy could cancel out credit card debt. I have a good credit score (790), so given some time, with an even higher credit score, I may be able to transfer my loans to a few credit cards. What are the laws regarding credit card debt and bankruptcy? What difference does it make that I am not a US citizen and do not live in the US?
Should my father-in-law open three secured credit cards to improve his credit? My father-in-law just paid $600 to a man who said he could help him clean up his credit and raise his credit score. The man said he would dispute some of the "false information" on his account, plus he told my father-in-law to open up three unsecured credit card accounts for $300 apiece. I don't like any of this. What can I tell him? My father-in-law who is 63 thinks the man knows what he's doing. And think he got ripped off.
Why do the credit bureaus mark your credit down if you dont want a credit card or a mortgage? I chose to not ever get a credit card- i figure if i cant pay for it at that time i dont need it which seemed like a good idea seeing as though lots of folks go into debt over those things. With the new law it looks like my credit score will go down because of that. Why does everyone feel you need one? I am actually in the process of trying to buy a home- i have decent credit but one of the things they said was that i never had a credit card. I have a car loan which is paid on time and most of the bills are as well- i care because i dont want to have to get a card if I dont really need it. It shouldnt be a requirement to get a credit card. Most people can pay their bills without. They get in trouble when they depend on it. While i know i can get one, i probably would never use it, which would be the same as not having one. So what can i do to show the lenders i am worthy BESIDES getting a card? I pay the bills, but dont want the card nonsense.
Can I search out companies who report directly to a specific credit agency, so I can build credit where I want I have lots of credit reported to experian and equifax, but Trans Union has NOTHING reported to them! Do certain companies just report to trans union, or, better yet, which reports to ALL 3, all the time? We are working on getting preapproval for a home loan, but my credit score between the 3 is very erratic....one is high, and the other is LOW, and the other doesn't exist! What can I do? Are the 3 main credit agencies too powerful? Think about this: Your entire future is based on your credit scores in one way or another. - If you plan on buying a house, a car, or getting a loan for ANYTHING at all, you will run into a credit agency at one point or another. - If you apply for a job with the government, banks and many other businesses, your credit score will be used to partially determin whether or not you get the job. - If you apply to rent a space to live in, your credit score will be used to either approve or deny you. Experion, Equifax and Trans Union basically run your life. If you have had mistakes in your past, ones that you can no longer correct by paying them off, you're pretty much screwed. There are laws that govern how long items can remain on your credit report, but many people do not understand that companies can simply re-submit your information and it's back to the beginning. Should these 3 companies have so much power over every US citizen? Furthermore, many credit card issuing companies target teens at colleges around the US, offering free food / beverages/ other incentives to get the "Children" to apply for, and usually receive, a credit card. Many, if not most of these kids don't really have a basic understanding of how important their credit is, and will eventually abuse their cards, not pay the bills, and start their life in the real world with damaged credit. If you try and get a loan or anything like it, and your credit is not high enough, you cannot get the loan without a co-signer, which many people do not have access to. So in other words, you can't even really begin getting good credit without having to go through companies that completely rip you off and charge you enormous finance fees and percentages. Credit seems to me to be a really rotten thing in the long run.
WIth multiple foreclosures on my credit, am I forever screwed? A year and a half ago, my brother-in-law asked me to be a "credit investor" on some properties he wanted to buy. At the time I had perfect credit and a credit score around 700. He'd always been responsible and reliable, so I agreed and he purchased three homes using my name/credit. He made the payments on the properties for about 8 months, and then said that he could no longer afford to make the payments as he couldn't find renters or buyers. Then he just bailed and hasn't responded to my calls/emails about how to get these out of my name or whatever. Two have now gone into foreclosure, and the third will do so shortly. I know it was foolish of me to expose myself to this situation; am I forever screwed in terms of my future access to credit? Thanks for your responses. I just finished grad school and have no real assets, so there's not much that can be taken away from me at this point - save for my future ability to acquire assets. 7 years...gawd. For all you Credit Gurus...Help me with this Lawyer Settlement..? Recently i have been working with a law firm (Linebarger Goggan Blair & Sampson, LLP) pretty popular from what i can see...About an old debt of 3900 dollars...Now..I have the money to pay this, but i don't want to drop a huge sum of money and have it do nothing for my credit score. The question is...Compass Bank/Harvest Mgmt. hired this firm to collect the money, etc. etc. I am not willing to drop this much money unless i can get a "pay for deletion" to whipe the tradeline off my credit... Question is, do i goto the law firm (collection agency) or the original creditor (compass) to push for a deletion? I know some of you have ran into this before, so lets good some good answers and i'll return the favor. I didn't hire the law firm, compass bank hired them, forgot to mention. To clear up some confusion... Compass Bank Hired the law firm that i named above to collect the debt. Do i goto the law firm or to compass to request a pay in full for deletion?
How do you feel about insurance companies pulling your credit report? I live in Michigan a state where it is law to have insurance. I have also been denied insurance by a certain large insurance company based on my credit score. I just don't think they should be able to pull your credit report if your required by state law to carry it. Hey if i don't pay it cancel me. Agreed your driving record should be all they need. I have been driving now for 13 years never been in a accident but been though a divorce which messed up my credit. wooooowhooo..... the reason the guy with the 700 + credit score is likely to have a better track record with the insurance company is because he doesnt report it he pays for damages from his little plastic insurance policy called AMEX.... again never been in a accident got one ticket 7 years ago been though a divorce..... why do I get denied when I'm a proven good driver all because some one else isn't. shouldnt they pay more and i get charged the same as the guy next door with the same driving record and a better credit score! besides I would love to see where these so called statistics are coming from I think its all crap!
How do I fix my credit? My credit score is 574. I have a couple of collection accounts totals to $8,000 on my credit report, which are reported by collection agenies / law firms. Those items were originally opened with credit card companies, but were closed due to delinquency, and then transferred / sold to collection. I need to know what i can do to knock these collection items, that are seriously hurting my FICO, off my credit report. Please help.
....how will it look on my credit report? I have good established credit. I have two paid autos, a motorcycle that I financed paid full,and a few credit cards always paid on time. I've been told I have a good credit score for my age(23). On the last vehicle i bought the salesman said it may get me a lower intrest rate if i got my father-in-law to co-sign, even though I have plenty of credit to purchase the vehicle on my own. Is this a step backwards? I tried getting a loan before in the past and they said i had "too much co-credit"even though i had never had any before.So will getting that co-signer actualy make my credit go down?Also I've heard that it is better to leave credit card accounts open when you're done with them rather than closing them, that creditors like to see available credit. Is this true?
Will my credit scores allow me to get a mortgage at a goord rate? My question is will I be able to get a mortgage with good rates with the scores I have now? I am 23 and my credit scores are: 582 Trans Union, 552 Experian, and 545 Equifax. I have a number of medical bills that went to collection while I was in colllege. I have been paying those medical bills back a little at a time (I have a payment plan with the collection agency). And have two 30 days late (almost a year ago) on my car loan, and a 60 days late on a student loan. I recently applied for a new secured credit card (which I hope to receive any day) and have been listed as an authorized user on my cousin's credit card. My cousin has had her credit card for 2 yeas and has never been late. I am currently working with a law firm that has actually gotten 6 items deleted from the three reports. So, my scores are a little better than they were. I just feel that it is not right to be punished for getting sick (I had cancer) and not having insurance. My current scores are 559 TransUnion, 618 Experian, and 557 Equifax. The reason the Experian score is so much higher is that a new revolving account (my cousin's credit card) has reflected on that report. I am expecting the credit card to reflect on the other reports soon. If the other scores jump anything like the Experian score, I expect the others to be around 610.
Poor credit report related to poor job search...? My credit score is 651...I have been looking for a substantial job in an office, a school, a law firm, a hospital, clerical work...however I have had no luck...a lot of dead end interviews...than I noticed my poor credit score could potential employers be checking my credit score before they check me out? Low Credit and Leasing an Apartment? Hey there! I have a really low credit score :-( (car payment... one credit card... and a few late payments...) This is a 2 part question regarding credit.? First i am trying to find out what is the best way to improve my credit score for a mortgage approval to purchase a home for the first time. Currently, i have two judgements from old credit cards totaling a balance of 3k. Those have both been paid to law firms this week. In addition i have approximately 1000 to 1500 in various and numerous collection accounts approximately 10-15 accounts depending on which report you look at. some of them are six years old some are less than two years old and the highest balance on any one of them is $300. Being that i just paid off the judgements i dont have a lot of other cash lying around to pay anything else. I also have a secured credit card with a 500 limit that i never pay late or carry more than $125 on. only had that account since june. Also an auto loan just opened last month for 5k that is current and will continue to be paid on time. my scores are anywhere from 587 experian to 630 equifax and 617 transunion...how do i get over 700?
Is it worse for your credit report if....? You have a lot of accounts open with no balances? My some day mother in law was canceling her Macy's account, and I was like. WHY!! Isn't is better to have more open? and she said no because they might see that you can max all those out at any time. I was under the impression it was worse to cancel cards... anybody really know? Luckily enough I have a good credit score, but I don't want it to go down... Thanks guys
How exactly do you get bad credit removed from your credit file? I have written letters, sent in documentation over and over again and have not been able to get items removed from my credit file. Many things are not mine, information is plain wrong even my birthday and still I cannot get them changed or removed. I pay my bills on time but due to all this bad stuff... for years and years... I cannot get a good credit score or even get credit. Some of the big things are an IRS report of a paid lien dating back to 1989 under my ex-husband's ss#. Another are medical bills owed by my ex. And also a foreclosure and I have not ever had a foreclosure! I did get a bankrupcy removed by being in a class action law suit. I have never filed for bankrupcy. Help Please. This is so unfair!
Why would an employer do a credit check or drug test? I just received permanent residency here in the US last week. It means that I don't have had an oppertunity to create any credit score at all. For the same reason, if I didit still would be low, since I have been here only for 9 months. The same for a drug test. I am amazed why an employer would want to do that. It doesn't have to do anything with you be able to fit the position and do the job right. I am originally from the Netherlands and everyone seems to know out loyal position concerning pot. Besides that, it isn't a law to do the drugtesting in the first place and to me for both credit and drugs test it feels as violating my privacy. So why would it be needed. I am not upset, because I might have used pot in the past, but the fact that certain medication, let's say Ritalin or even the usage of certain herbs may show possitive on your drug test and you might just need it to get by. In the Netherlands they even prescribe pot by the pharmacy for patients with fibromyalgia ( like i have), which is the only thing that does help. There is of course a difference between pot and cocaine for example. Agressive abusers of those drugs of course can be a treath to your business. alcohol is freely available and can cause huge problems in lives to depending on the amount you use. Concerning the credit score, especially here, people can get in serious debt over a medical bill and still are trustworthy people andwon't become thieves, that's predjudice.
