I have a credit score of 645 is that good for getting my first home?

I have the score of 645, and my total balance on all my credit cards is $210 ( my monthly income is $2000 ) would that be good for a lender to get me mortgage? if so please give me examples of lenders specifically in brooklyn or those who deal with all the states.

  1. The score is not bad but it isn't enough to qualify you for the best rate. Given that you have a steady income, banks will lend you the money to buy a home as long as it is secured by the home. The actual interest rate will differ from bank to bank. So make sure you shop around. Start with the bank you normally bank with. Also check with a couple of online services: www.lendingtree.com, www.bankrate.com Once you decide on the lender apply for pre-approval. This will give you a price range for homes you should be looking. This preapproval will save you a lot of time and it is also a good bargaining tool. Sellers tend to be more open for negotiations when a buyer is serious about buying (because they already been preapproved) and they already qualified for the amount to buy. Good luck.
  2. score is good, debt to income can range from 36-38%. That includes taxes and insurance. Do the math and you'll be OK.
  3. Yes you have a pretty good credit score. I suggest that you go to a bank or there are plent of real estate agencies in brooklyn. Flatbush ave,Nostrand ave,church ave,Utica ave i can go on and on.Century 21 is good.
  4. Before you go into debt , stop and think this out. You earn only 2 thousand a month. If You got a fixed 30 yr loan (never any of the B.S. now offer) and you kept your bank payment under 1 thousand ( Principal Interest, Taxes, Insurance and PMI) what would you live on or drive ?   7. wow was that the longest answer I've ever seen above. well short answer, your credit isn't great but its not that bad and your income could be higher, but you've got income, and almost no debt. it never hurts to try. Here is a site that will match you up with local lenders in your area. http://www.savingslife.com they dont check your credit .
