Mortgage company dispupts my fax tranmission report?

Please.... I need help. I have been faxing my tax bills to my mortgage company. I got a notice from from my municipality saying that my tax bills have not been paid. I contacted my mortgage company and they say that they have never received the tax bills I forwarded to them via fax. My fax transmission report says "ok" on all the faxes I have sent. They are disputing everything I sent them, and therefor they are wanting to charge me the 10% penalty my municipality will charge. They said that although my report says it went, that it doesn't mean they received it (WTF). I feel as if I am being cheated. I sent everything to them on time, they for example didn't pay my March bill until late November, and I'm told they will "try" to credit me for the penalty. Due to all of this I am told that my property will have a lien at the end of this month. Any insight on fax transmissions?? btw my faxes went to one sole individual's computer.... Mortgage company disputes... sorry I didn't know (if they are willing) to send my taxes bills direct. I had asked to speak with a manager and I was told they weren't available. I then asked to talk to the manager's manager and I was told there wasn't another manager higher up than that. I did my part and HOMEQ is trying to charge me hundreds in penalties that are unjust. I'm unleashing the beast within me tomorrow, watch out customer service reps. It pisses me off because I already spent more than a half hour on hold today.   1. Ask to speak with a customer service manager and state you are reporting them to the Comptroller of the Currency (federal bank regulator) and the state district attorney's office unless they immediately fix the problem and cover all penalties and lien removal fees. If you have an escrow account for taxes and insurance, it is completely their responsibility to handle the bills.
  2. Why isn't the tax agency sending the bills directly to the mortgage/escrow company? The above answerer is correct, ask to speak with a manager and file a complaint with your state attorney general.
  3. Something is wrong here because, if you have an impound account, the mortgage company should be getting the tax bills, not you. Forget the fax crap, send your lender a letter (certified mail, return receipt) detailing the problems and demanding that they fix it.
