Can landlords report negative ratings on my credit report?

I am trying to get out my lease for financial reasons I sent two letters to my landlord and she never replied. I called last night and left a messege. My lease states that I have to request in writing if I want to terminate my lease. I am guessing she is ignoring me. However I have to move or I'll be paying rent late for the next 4 months. I have 6 months left on my lease I was wondering if she'll report this on my credit report. If so is it the standard report like Transunion, Experian

  1. Yes, she can, and probably will report you to the credit bureau. She can also seek legal action for the remainder of your lease. It would be better to stay. If you must leave, go to the leasing office in person and present her with a copy of the written request to leave. That should cover it. Then again...................
  2. Most likely not directly. If she files a judgment with the courts and you don't pay, then it can be considered a bad debt. You will have a chance to pay anything that you owe before severe action is taken.
  3. That really depends on the landlord. She can, but will she? If you are in a garden apt. managed by a large company, they may. Most private landlords don't. Where you MAY have a problem is if your new landlord requests a V.O.R. - Verification Of Rent. This is a form that will be sent to your old landlord asking if you've ever made any late payments. Best way to avoid this problem? Always rent from a private landlord. They usually don't bother.

  5. Yes she can report you if you fail to pay rent. Most of the time if you request out of the lease, you will have to pay rent until the residence is rented and advertisement cost to lure potential renters. But.. she cannot turn away qualified renters. Sent her a certified letter explaining the situation and when you plan on vacating the residence.
